It is the smallest commercial building in the area, without any doubt. The lot size is 1,273 square feet. The maximum square footage is 254 square feet, by the local law. However, there are extra small lots around that may be granted to use free for specific purpose, such as parking lot and driveway. In location-wise, the lot is definitely the right spot for a cafe. There were two very difficult issues. One is that bathroom may not be available, due to square footage limitation. The other is that building story is limited up to one story, due to ocean view. We desperately solved those two issues. The tiny, but tall,  cafe has an attic with very nice ocean view, a detached bathroom, and ample parking lots.  Finally, a hydronic heating floor was installed on the attic.
